Preparing a home for sale is no easy task for most of us. In today’s market the competition is fierce. There is an over abundance of homes for sale. So what do you do if you need to sell your home, but you don’t know how to stand out from the crowd? These useful tips will help you be better able to present your home to buyers and real estate agents whether you’re working with your own agent or are selling it on your own.  Here are some tips to get your home sold quickly from an expert.


First, the dirty work begins. Get the clutter out of your home. Clutter is a visual killer to any buyer. It also will make your home look smaller, dirtier and very hard to see the true home behind it. If you don’t think your home is cluttered – look again. You can always find clutter whether its trinkets, piles of books, clothes, pictures, children’s toys, etc. You don’t see it because you live in your home and those things become a part of your environment. You may even feel that having those things around is necessary. Unsure about something, get a second opinion. Find a friend who will be honest and ask them to help you point out things in your house that could be put away. Maybe your friend will even help you clean. Remember, buyers are going to see your home for the first time. They are not used to being in it. They will spot clutter and unnecessary things very easily. The less of it around, the more spacious and appealing your home will be. Second, now that the clutter is gone, let your buyers imagine themselves living in it. When a buyer walks through your doors they are not judging your home on whether they think it is a nice home for you to live in. Help them see themselves in it. Help them imagine their own furniture and their own decorations in your home. One way to let them do this is by putting out of sight many of the decorations and hundreds of pictures you have around the house. If there are constantly pictures of your family or friends around every corner and in every nook or on every table top, it’s going to be hard for the buyer to think of it as their own home. Third, stage your home. You may or may not have heard this term before, but in the home market it can be crucial. Staging your home means that you arrange your home in such a manner that it is as pleasing and marketable as possible to the buyer. For instance, you may have a cute corner of a room with some shelves built in or added. Instead of leaving it empty or perhaps filled with pictures or trinkets – replace them with a few nice books, put in some lighting and a rocking chair with maybe a pillow or blanket strewn tastefully on it and then the corner comes to life. It is now a comfortable, warm, reading nook. Staging is the careful art of not overwhelming the buyer with your stuff, but tastefully showing them the possibilities of your home. Part of staging is also making sure your home is spotless. You want your buyer to walk into your home and feel like your home is a well taken care of, clean place to live. Make sure every pillow is in place, that the floor is vacuumed, the kitchen mopped, and the windows washed. Make sure every toy is put away, every garbage can emptied, and all bathrooms are sparkling. You may also want to put a nice flower or fruit arrangement on your kitchen table or by the hand-outs. When staging your home, think of the city home tours that you’ve been on and the professionally decorated homes that you saw. Try to mimic the feeling you felt in those homes – only do it on your own budget.

Fourth, don’t dismiss your home’s exterior. A buyer will judge your home immediately when they drive up to it. This is also a good place to add beauty to your home. Plant flowers in the front with nice, colorful blooms and make sure the lawn is nicely manicured. Also, if you have outside pets, clean up any ‘mishaps’ that may be lurking and waiting for a buyer to step in. You don’t want that to be what they remember about your home.

Following these tips for presenting your home will not be easily done. It can be a lot of work, but that is what it’s going to take to sell a home in this market. Qualified buyers have their pick right now and you have to give them a reason to look twice at your home. However, with hard work usually comes reward.
